Actual versus max speeds on two different lines

I have a friend connected to an Infineon DSLAM with a line that is roughly 300 to 350m in length. A fault was recently raised (battery contact fault) and Openreach changed the copper pair. Since then speeds have improved from about 42 to 56 downstream.

I notice the max reported speeds are roughly 80 however I'm wondering why the router isn't syncing faster than 56. I've checked with idnet and there is no DLM profile applied to the line.

The router is an ASUS DSL-AC68U. Here's the DSL stats page:
Meanwhile my parents have recently moved house and they are connected to a Broadcom DSLAM, using a Billion 8900AX-2400 router, same as mine. The line is roughly the same length as my friends, the downstream attenuation is similar as well, albeit slightly higher. They are getting much faster speeds, maximum speeds in fact.

My question is why we're seeing such a variation in downstream sync speeds on these two lines, and whether this is normal or warrants further investigation. I do appreciate there are many factors at play.

Was the router reset after the line fault? It might negotiate a faster sync speed if working from a clean slat.
Also, different chip sets are affected by line conditions in different ways; the chipset used by TPLink in the early ADSL days was able to wring an extra 1Mb or more over the more commonly used chipsets.
And we are talking about when 1Mb meant a 25% speed boost.
