Okay so finally got some closure!
Long story short:
The issue appears to be the cabling between my PC and the router.
Long story:
I updated all the motherboard components, flashed the BIOS and went to Windows 11. I was shocked to see the speeds drop even lower! This however was due to a sneaky utility that got installed when I updated the mobo called "GameFirst VI". After disabling this, I started getting speeds averaging around 150Mb/s which was a tad faster than before but still not that good.
Last week when I was doing all the tests with the new CAT6 cable, I moved the router closer to my PC, as the CAT6 cable is only 10m long, and the distance is probably double that. So I finally decided to move my PC to the router instead, which is easier said than done, but it got done. When I did some speed tests, I was surprised but also super glad to see even faster speeds than I saw on any my mobile phones. Up to 750Mb/s! I also found a server which gave me much higher metrics than any other; HighSpeed Office Limited
Why have I not done this (moving my PC) in the very beginning? Yeah I'm kicking myself! Moving my PC was quite a mission and something I had in mind as a last resort. I did not think moving the router 10m closer to my PC will affect the speeds as much as it did. I'm using a gig LAN extender (TL-WPA8631P KIT), with a couple of CAT5e LAN cables between them and my PC/router. I thought and still think this should suffice, but this is where the problem lies it seems. I can try and replace the CAT5e cables with CAT6 ones which is a cheap option. Failing that, I can install a 20m CAT6 cable going directly to the router.
