New-build VDSL

I will be moving into a new-build house at the end of December. The property appears on the BT dslchecker, however, it only has ADSL2+ available for order.

The cabinet the house is connected too is VDSL enabled, the other houses on the development, which have already been completed, show VDSL as being available (they are also connected to the same cabinet as my house).

I am hoping someone could help me with the below questions:

1. Is it normal for Openreach to initially only list ADSL2+ as being available for new-builds and then subsequently enable VDSL availability at a later date?

2. If the answer to no. 1 is yes, at what point in the process would Openreach enable VDSL availability on the checker? Would I have to have the phone line connected first? Or would Openreach normally do this before the house is handed over?

3. If I wanted to get an internet connection in time for Christmas, would the best option be to order and ADSL2+ line on a monthly contract now and then upgrade to VDSL when it becomes available on the dslchecker? Or would it be better to wait for VDSL availability?

It might just be that the house hasnt been added to the correct database yet; BT havent got the best rep for keeping their databases up to date.

Hopefully that's the case. Given that other houses on the same development, on the same cabinet, have VDSL. I am assuming (maybe somewhat dangerously) that my property should get it eventually as well.

Having said that, I have read about some VDSL cabinets getting full, with no capacity for further connections, so I’m really hoping that's not the case here....
 
If cabinet was full they tend to say they have a waiting list.

Normally if they say the line is too long then you are too far from the cabinet to get FTTC.

That's good to know, hopefully there will be space for me then.

Distance to the cabinet is around 133 metres as the crow flies, approx 280-300 metres if you follow the roads.

There are about 60 properties in that postcode, I did a quick spot check across the list and the lowest VDSL Range B (Impacted) Low speed of the ones with VDSL available is 55 Mbps.

So hopefully distance shouldn't be an issue.

The distance is governed by the way the cables go so if they follow the roads then that is the distance from the cabinet.
 
Ideally you should try and catch somebody from Openreach in order to ask them about it directly. IMO the best way to do that is to try either the local superfast broadband (BDUK) rollout project (not sure where you live so don't know which to point you towards) or ask their Twitter team (https://twitter.com/OpenreachGB).

You should easily be in range of the VDSL service so I find it unusual that you can't receive a connection.
